Riverside Village
Rehabilitation of Affordable Housing Development

The Habitat Company and LBBA are in the early stages of rehabilitating Riverside Village in Chicago's Eden Green neighborhood. Constructed in the late 1960s, the Riverside Village Apartments rehabilitation project encompasses the renovation of 38 existing two-story affordable residential buildings situated on a 17-acre property. The development contains 258 apartment and townhouse units arranged around a community center. The Habitat Company, the property owner that successfully managed the previous renovation nearly twenty years ago, is overseeing this significant effort.
Low-income housing tax credits (LIHTC) will assist in funding the property's upgrades, which include the modernization of building exteriors and interiors, along with substantial landscape improvements throughout the site. Each unit, ranging from one to four bedrooms, will feature covered entries and private patios for residents. All units will undergo comprehensive interior upgrades, including new bathroom fixtures, cabinet replacements, and higher-efficiency appliances and HVAC systems.
The project design prioritizes pedestrian circulation through an integrated pathway network complemented by energy-efficient exterior lighting throughout the site. Sustainable landscape elements include strategically placed rain gardens. The project also introduces expanded community amenities such as a new pavilion adjacent to the existing community building, a naturescape playground, outdoor fitness stations, and multi-purpose recreational courts.
With a commitment to preserving the rich history of Riverside Village, which has been home to many families for several decades, no residents will be displaced during renovations.
